GEC® Langara Project Secures Approval for 26-Storey Rental Tower

Global Education Communities Corp. has announced that the City of Vancouver has approved the rezoning and density increase for its GEC® Langara project. Transitioning from a single-house designation, the site will now accommodate a 26-storey rental apartment tower with a buildable area of 163,000 square feet, representing a 159% density increase. The project aligns with British Columbia's Bill 47, promoting higher density near transit hubs.

Strategically located at Cambie Street and West 49th Avenue, GEC® Langara is adjacent to Langara-49th Avenue Canada Line station. The project, with a $150 million budget, seeks financing from the CMHC and projects rental income of $13 million post-completion. Additionally, 20% of the units will offer below-market rental housing, supporting affordable options.
