SEGRO Announces New UK Logistics Joint Venture
SEGRO plc has confirmed the creation of a 50:50 joint venture with an international institutional investor to develop three major logistics parks in the UK. The parks, located in Radlett, Coventry, and Northampton, aim to deliver 925,000 sq m of space, with an anticipated £135 million in headline rent and a gross asset value of £3 billion.
The strategic partnership will see the parks sold to the joint venture for approximately £1 billion, matching the latest book value. Future development costs are projected at £820 million, funded through a mix of partner equity and non-recourse debt. SEGRO will manage the joint venture, generating fee income.
The agreement is pending final approvals and is expected to be completed in the second half of 2026. Morgan Stanley, JLL, and Slaughter and May are advising on the transaction.
